The building and tenants

Construction of VIVA PARK Rzeszów began in June 2024, and the opening took place on 29 November. The 2,806 m² building is located on ul. Przemysłowa, close to the city ring road, which provides quick access to the S19 expressway. The scheme was designed with customer convenience in mind – it offers easy access, a spacious car park and modern retail formats. VIVA PARK is home to tenants including Biedronka in its latest format, Rossmann and Pepco. The selection of a fourth tenant is currently under way. In addition, the offer will be complemented by services such as an ATM, a parcel locker and, in the near future, a fast-food restaurant.

Further VIVA PARK projects

The Rzeszów retail park is the first in a series of schemes delivered by High Capital Properties Sp. z o.o., part of the High Capital Management capital group. The next stage of development is the construction of VIVA PARK in Cieszyn, due to start as early as December 2024. With a total lettable area of approximately 6,800 m², the scheme will offer space for the grocery operator Biedronka as well as tenants from the consumer electronics and household appliances, health and beauty, pet supplies, and clothing and sportswear sectors.

“As part of developing the group’s strategy, we are delivering further VIVA PARK projects together with strategic partners and investment funds. Retail parks are a new business line in the High Capital Management portfolio. We decided to invest in this market segment because of the speed at which projects can be delivered, which allows us to diversify our portfolio effectively.”

The retail park market

The retail market in Poland is growing rapidly, and retail parks currently account for the largest share of new supply. The trend of building such schemes in smaller towns is particularly visible, meeting the needs of local communities by providing convenient, quick shopping at popular retail chains. According to a CBRE report from November 2024, more than 588,000 m² of new retail space is currently under construction in Poland, of which as much as 63% is located in small towns and 69% is in retail parks.

Small towns with fewer than 100,000 inhabitants already account for 28% of total retail space in Poland. The key advantages of such schemes are: good transport links, a large car park, green areas, separate entrances to units, a simple interior layout and stable, long-term tenants. VIVA PARK projects combine these features with modern solutions and social responsibility, creating spaces perfectly suited to the needs of local communities.
